The 95-acre project will be located on the south side of FM 1431 and about a half mile east of Parmer Lane.

2. When will construction begin?

Site construction is expected to begin once all the construction documents and permits are obtained. Planning, licensing and site preparation will begin immediately.

3. When will the park open?

Phase one of the Water Park Resort, which includes a 16-acre indoor/outdoor convertible water park, a 36,000 sq. ft. Family Fun Center, Retail Kiosks, and a Sky Venture, have a targeted opening of May 2012.

The water park resort is envisioned to be built in four phases over a period of four years.
· Phase 1: 16-acre Schlitterbahn indoor/outdoor convertible water park and a 36,000 sq. ft. Family Fun Center, Retail Kiosks, and Sky Venture; to be completed and open by May 2012.

· Phase 2 and 3 (to occur largely simultaneously): hotel with 50,000 square feet of restaurant and retail space; and a conference center with a minimum of 30,000 sq. ft. of net meeting space.

· Phase 4: Retail and restaurant expansion; and final development and expansion to fully integrate the first three phases.

5. Is there a direct public investment in this project?

No. The project will be eligible for a performance-based reimbursement not to exceed $6 million from Cedar Park’s 4B corporation for public infrastructure improvements associated with the project, but only when certain performance measures have been met. The project is also eligible through a Chapter 380 agreement to be reimbursed a percentage of sales tax revenues, hotel occupancy tax revenues, and property tax revenues generated by the project.

6. What kind of economic impact will this project have for the City of Cedar Park?

Over the first thirty years of the project, the city will generate between $108 - $175 million in total taxes collected from the facility after rebates.

7. How will this project impact Williamson County?

Williamson County will realize over $60 million in new property taxes over the next 30 years.

8. How will this project impact Leander I.S.D.?

Leander ISD will realize over $177 million in new property taxes over the next 30 years.

9.  How many jobs will result from this project?

The project is expected to bring 739 construction jobs. It will also bring in an estimated 1,187 permanent jobs to the area; 879 direct and 308 indirect.

10. Who can I contact about possible employment?

A contact point for anyone wanting to submit employment applications will be established once construction is underway.

11.  Where will Schlitterbahn Cedar Park get its water from?

Schlitterbahn will purchase water from the City of Cedar Park. This project requires no new water contract and falls within the City’s allowable water usage. There will be no “special” pipeline or other utility built to provide water to the site.

12. Will Schlitterbahn recycle their water?

Schlitterbahn has demonstrated a strong commitment to environmental responsibility and water management in all of its water parks. The Cedar Park location will have the latest technologies available in which to maintain constant capturing, filtering, sanitizing and recirculation of water through the Waterpark’s rides and attractions.

13. How does water usage for this water park compare to other possible site uses?

Based on water use records from Schlitterbahn’s South Padre Island facility, the project in Cedar Park will use approximately 20% less water on an annual basis than a single family home development on the same property and 50% less water than a multi-family development would use.
